Title: Planning Case P17-0899 (COA): Certificate of Appropriateness request by Nicholas Tavaglione of NL Tavaglione Consulting, for Teaman, Ramirez & Smith Inc, to demolish an existing single family residence and construct a new parking lot on the eastern boundary of the Evergreen Quarter Historic District. The property is located at 4154 Twelfth Street, situated on the south side of Twelfth Street between Brockton Avenue and Locust Street, in the DSP-AS-SP-CR – Downtown Specific Plan-Almond Street District and Cultural Resources (Evergreen Quarter Historic District) Overlay Zones, in Ward 1. It is recommended that the Cultural Heritage Board determine the proposal is categorically exempt from California Environmental Quality Act (CEQA) review pursuant to Sections 15303 (New Construction of Small Structures), 15304 (Minor Alteration to Land), and 15332 (In-fill).
